Management Philosophy

Our management company's philosophy is embodied in our company credo, a portion of which states:

With these as the principle tenets of our property management operations, we have successfully managed our portfolio since 1984. All properties are maintained to the highest standards and are regularly monitored to ensure compliance with all federal, state, and local programs and regulations.

We believe that the on-site staff is of critical importance to the success of the property, thus we maintain the highest employment standards for our resident management and maintenance employees.

We advertise and seek new residents in strict compliance with affirmative marketing requirements and fair housing laws and adhere to the following resident selection criteria:

  • Applicant must meet any program age requirements established for the property.
  • Applicant must complete a detailed resident application form.
  • Applicant must meet income eligibility requirements established for the property, and income must be verified with employer or other income source.
  • A credit check is obtained to establish an acceptable credit history for the applicant.
  • Previous landlords are contacted to confirm an applicant's rental history.
  • Depending on the affordable housing program, the resident manager may do an in home interview at which time an applicant's housekeeping practices can be observed.
We believe it important to maintain positive and regular communication with our residents and to promptly satisfy requests and address complaints. We strive to complete all resident work order requests within 24 hours of receipt.
